Repair or replace: an honest answer
Age alone does not decide it. A 20-year-old roof in good condition can have years left, while a younger roof near the surf or under trees can be finished. After an inspection we tell you which makes more sense.

A repair makes sense when
- The damage is in one area of the roof
- The sheets are sound, with surface rust only
- The leak traces back to a flashing, a capping or a few screws
- You need a few more years out of the roof first

Is $30,000 too much for a roof?
It depends on what the price includes. A fair figure for one roof can be too much for another, because area, pitch, hips and valleys, strip-off, batten repairs, insulation, access and gutters all change the cost. Compare quotes line by line: each should list the profile and steel, what is removed, an allowance for battens and what is excluded. Our quotes are free and itemised.
What adds the most to a roof replacement quote?
Usually the materials and labour for the roof area itself, which grow with size, pitch and complexity. After that, the big variables are stripping and disposing of the old roof, replacing failed battens or frame timber found once the roof is open, and access, such as scaffold on a steep block or a crane to lift sheets. Extras such as gutters come last.
Should I re-roof or repair a 20-year-old roof?
Not on age alone. Condition matters more than the date. A well-installed metal roof away from the surf can have years left, while a roof near breaking surf or under trees can fail sooner. Look for rust holes, leaks that keep moving, loose fixings and sagging lines. An inspection will tell you whether repairs will do or replacement makes more sense.
What is the best time of year to replace a roof?
The months with the longest dry runs. In the Northern Rivers that usually means avoiding the peak of the summer storm season, although a re-roof can be done in most months with planning around the forecast. Book the inspection early, because the drier windows fill first, and allow some flexibility on the start date for rain.
Do I need council approval to replace my roof?
Often not, but check. In NSW, re-cladding the roof of a one or two storey house can be exempt development when it meets every standard in the state's exempt development rules, including installing to the manufacturer's specifications. Heritage-listed homes and some other sites are excluded. Check the NSW Planning Portal or call your council before work starts.
How long does a re-roof take?
It depends on the size and shape of the roof, how many battens need replacing, access for scaffold and the weather. A simple single-storey roof is much quicker than a steep roof with several hips and valleys. Your written quote includes a timeline for your roof, and we will tell you early if the forecast moves the start date.
Can you replace the gutters at the same time?
Yes, and it often makes sense. With the scaffold up and the roof edge open, new gutters, downpipes and flashings can go on in the same job, in a colour matched to the new roof. Old gutters that are rusting or sagging are often the next thing to fail. Gutters are priced as a separate line in your quote.
