What is the difference between repair, restoration and replacement?
The three words get used loosely, so it helps to pin them down.
- Roof repair fixes a specific fault: a leaking flashing, a few rusted sheets, lifted fixings, a cracked ridge capping. The rest of the roof stays as it is.
- Roof restoration treats the whole roof without replacing it. On a tiled roof that usually means cleaning, replacing broken tiles, re-bedding and re-pointing the ridge caps, then coating. On a metal roof it means cleaning, treating rust, replacing some fixings, then painting the sheets.
- Roof replacement strips the old roof and puts on new sheets, flashings, cappings and fixings. On a tiled house this can be a switch to metal, known as a tile to metal conversion.
When is a roof repair enough?
A repair is the right call when the roof is in fair shape overall and the fault is in one place. Typical examples are a flashing that has pulled away from a wall, a leak around a skylight, a handful of rusted screws or a storm-lifted capping. Most leaks fall into this group.

When is roof restoration worth it?
Restoration suits a roof that is structurally fine and watertight, but faded, stained or patchy. For a metal roof, BlueScope’s technical bulletin on overpainting explains the preparation involved and notes two things worth knowing before you choose it (BlueScope TB-2):
- Air-drying paints weather differently from the oven-baked Colorbond finish, so an overpainted roof is generally not as durable as the original.
- Overpainting Colorbond or Zincalume steel voids any BlueScope warranties.
A coating does not put back steel that has rusted away. If the sheets are thin, holed or rusting at the laps, a restoration hides the problem for a while rather than fixing it.
On an older concrete or terracotta tile roof, a restoration can tidy up the ridge caps and the look of the roof, but it keeps the weight and the hundreds of joints between tiles. If tiles keep cracking or slipping, it is worth pricing a conversion to metal as well before you decide.
When is it time to replace the roof?
Replacement makes sense when repairs have stopped holding. Signs include rust through the sheets rather than on the surface, leaks in several places at once, sheets or battens that have moved, and a tiled roof that keeps cracking and slipping. It is also the natural choice if you want a lighter roof, better insulation or a different colour.
A roof replacement also resets the clock on every flashing and fixing, which a restoration does not. For tiled homes, a tile to metal conversion swaps heavy tiles for Colorbond steel sheet and removes the problem rather than patching it.

Does a new roof add value?
A sound, good-looking roof helps when you sell. Buyers and building inspectors look closely at the roof, and an inspection report that flags rust or leaks gives a buyer a reason to offer less. We do not quote figures for how much value a new roof adds, because it depends on the house, the street and the market.

Common questions
Are roof restorations worth it?
A restoration can be worth it when the roof material is still sound and the problem is mostly appearance, such as faded paint or tired tiles. It is poor value when sheets are rusting through or the roof leaks in many places, because a coating does not replace worn steel. Compare an honest restoration quote with the cost of replacement before deciding.
Is painting a metal roof worth it?
Painting usually costs less upfront. But BlueScope says overpainting Colorbond or Zincalume steel voids its warranties, and air-drying paints do not match the durability of the factory-baked finish. If the sheets are sound, painting can refresh the look. If they are rusting through, paint only hides the problem, and replacement is the better long-term value.
Does a roof's age decide whether to repair or replace it?
Not on its own. Plenty of metal roofs are sound at 20 years, while roofs close to the surf can wear faster. Look at the condition: rust through the sheets or at laps, leaks in several places, or repairs that keep failing mean replacement is worth pricing. If the roof is sound, targeted repairs and regular maintenance are enough.
How long does a roof repair last?
A repair done with new material, such as a replacement flashing or new sheets, should last as long as the roof around it. A patch of sealant over a fault is a short-term fix and may need redoing within a few seasons. If the same area keeps failing, the real problem is usually the surrounding material, and replacing that section lasts longer.
