What does a roof inspection include?
A roof inspection covers the sheets or tiles, screws and fixings, flashings, ridge and hip cappings, vents and skylights, gutters, box gutters and downpipes, plus any rust or signs of leaks. You receive photos and plain-English findings that separate urgent repairs from work that can wait, and an itemised quote if repairs are needed.
How much does a roof inspection cost?
It depends on the size and pitch of the roof, how easily it can be reached safely, how many buildings are involved and how detailed the written findings need to be. We do not publish fixed prices. Do you do pre-purchase roof inspections?
Yes. We inspect the roof of a property you are thinking of buying and report on its condition, with photos and the repairs we would recommend. It is a roof-only inspection, so use it alongside a building and pest inspection rather than instead of one. It is not a structural or engineering certificate.
Can you provide a report for my insurer?
Yes. We can inspect the roof and provide photos, a written description of the damage and an itemised quote for the repair, which you pass to your insurer or their assessor. Check with your insurer first about what they need, and speak to them before you authorise any repair work on the roof.
When is the best time to book a roof inspection?
Before storm season, which the NSW SES says runs from September to April, so anything we find can be fixed before the heavy rain. A yearly check suits most Northern Rivers homes. Book an extra one after any severe storm, and more often if the house is close to the surf or under large trees that drop leaves into the gutters.
What are the signs a roof needs inspecting?
Water stains on ceilings or cornices, rust spots or streaks on the sheets, lifted or loose ridge cappings, screws backing out, gutters that overflow in normal rain and flashings pulling away from walls or chimneys. Any of these is worth a closer look, and so is a roof that has not been checked since the last big storm.
